Singer Patrick Mulwana, popularly known as Alien Skin, has been issued a 30-day notice to vacate rented premises in Sempa Zone, Makindye Division, Kampala, over alleged accumulated rent and water bill arrears amounting to Shs36 million.
In a notice dated October 26, 2026, landlord Isaac Katureebe directed Mulwana, to clear the outstanding payments, vacate the premises and remove his personal belongings by November 26, 2026.
According to the notice, Mulwana allegedly owes Shs27 million in unpaid rent and an additional Shs9 million in water bills, bringing the claimed outstanding amount to Shs36 million.
Katureebe stated that the tenancy agreement required the tenant to pay Shs2.25 million in rent every month but alleged that Mulwana had failed to honour the agreement for the past 12 months.
The landlord further indicated that several previous notices had been issued to resolve the matter, but the alleged outstanding payments remained unsettled.
“Despite prior notices, the issue remains unresolved, leaving me no choice but to terminate your tenancy,” part of the notice reads.
Katureebe said the 30-day period was being issued in accordance with the Landlord and Tenant Act, 2022, and warned that failure to comply could result in legal action, including court proceedings and enforcement involving local authorities.
The notice was copied to the Community Liaison Officer at Katwe Police Station and the Chairperson of Sempa Zone.
Copies of the document also bear official-looking stamps from local administrative offices in Makindye Division, although the presence of the stamps does not, by itself, establish that the authorities have endorsed the landlord’s claims.
The development brings attention to the importance of written tenancy agreements, timely rental payments and the use of lawful procedures in resolving landlord-tenant disputes.
However, the allegations contained in the notice have not independently been verified, and it remains unclear whether the tenant disputes the claimed arrears or has made any payments towards the outstanding amount.
It is also unclear whether the parties have initiated any formal mediation or court proceedings over the tenancy dispute.
